What is it
The Korea real estate registration cost calculator adds up the side costs of a home purchase registration in one pass: acquisition tax (1-3 percent for a single home bought for value, auto-applied by price bracket when you leave the rate at 0), local education tax (one tenth of the housing acquisition tax rate), rural special tax (0.2 percent for homes over 85 square meters), the national housing bond immediate-sale cost (basis × purchase rate × discount rate), and a judicial scrivener (beopmusa) fee estimated from the association fee table, VAT excluded. For expats buying a home in Korea, these are the main closing costs on top of the price and brokerage fee; the separate registration license tax was merged into acquisition tax in 2011, so it shows as zero for a sale transfer. Statutory bases use the official standard value rather than the sale price and bond purchase rates vary by region and price bracket, so the result is an approximation. Stamp tax, registration application fees, and multi-home surcharges are excluded; this is a simulation with no legal effect and changes when tax law is revised.

FAQ
Why is the registration license tax shown as zero?
Because the registration license tax for a sale ownership transfer was merged into acquisition tax in the 2011 local tax reform. Other registrations such as creating or cancelling a mortgage still carry a separate license tax.
Where do I find the housing bond purchase rate?
The Housing and Urban Fund site publishes purchase rates by region (Seoul and metropolitan cities versus others) and standard-value bracket. This calculator only estimates the immediate-sale cost from the rate and discount you enter.
Is the scrivener fee a fixed price?
No. Judicial scrivener fees are deregulated and vary by office; the calculator shows a reference estimate from the association fee table, VAT excluded. Self-registration can avoid the fee.
Are stamp tax and multi-home surcharges included?
